As an owner of a condo in Cranbrooke on Royalton Lane I would like to state that it has been a very positive experience. When we started our search for a condo we had very specific ideas in mind as to what we wanted. It had to be at least 1400 square feet, (it’s approximately 1600 square ft. on the three levels), it had to have a separate space for my husbands sports room, two and half baths, 2 bedrooms and ideally a walk out basement where we could put a pull out couch and a Queen blow up bed for when the kids come to visit. This space also doubles as the sports room. Open concept, gas heating and fireplace, wood flooring, ceramics and new appliances. Within walking, biking distance from town and on the newer side. Also having a green space behind us with grass and trees was important for privacy. We didn’t want to have to renovate, we also wanted to stay within the $200,000 range and it was very important to buy into a Condo Corp. with a strong reserve fund. We didn’t want to have to deal with Special assessments, which can be quite costly. A large master bedroom with a cathedral ceiling and ceiling fans would be nice too. Royalton Lane ticked ALL of the above boxes. Having three outdoors spaces was also a bonus. We love the front porch for morning coffee and evening cocktails, the back deck is great for barbecuing and the lower walkout patio for plants. All three spaces are used by ourselves, our family, our grandchild and family pets when they come to visit. The property is immaculately kept and the envy of the neighbourhood. Our in-ground sprinklers keep the grass and gardens very lush and green.
I have been on the Condo Board for the past three years and as a board we have accomplished several positive changes during that time. We are very concerned with updating finishes and keeping the condos looking like new. I highly recommend being on the board to have a say as to what gets done in your condo development and to know what your condo fees are being spent on. Proguard Management team are great to work with and they are on site constantly to keep an eye on the property. We are only 15 units and seven years old, have vinyl siding and plastic window frames which keeps our maintenance issues to a minimum now and for years to come. We have great neighbours and it is very quiet here despite being in close proximity to the Hwy. Having a view of the mountains in the winter from the master bedroom and a water view from the second bedroom is a real pleasure as well. We have no one in front of us or behind us just lots of green space to enjoy.
We believe Royalton Lane is the best value for the money anywhere in Collingwood!
